We think about renovating the houses but what about the pools? Let's look at some important keys.
Condition sine qua non In luxury properties, the pool sector is returning to its best times and this summer it is expected that the million that currently exist in Spain will increase by 28%.
There is no luxury property worth its salt that does not have a swimming pool among its main elements, and it is not strange that in the package of requests that we collect when starting a property search we find that it is almost an essential. And in our sector it is still an attraction that undoubtedly attracts more buyers. But the park of one million swimming pools that are estimated to exist in Spain has an average age of 18 years, so the logical step, once the crisis is over, is to opt for reform and renovation.
Round numbers
But how much can it cost? Obviously the budgets vary according to dimensions, finishes, accessories, equipment, private or residential and whether it is a new construction or renovation. For example, if we look at average costs, executing a particular shotcrete pool (which is found in 88% of cases), of standard size, can be between 20.000 and 55.000 euros. And a renovation ranges between 8.000 and 16.000, although the evolution of materials and alternatives that allow construction in less time and at a lower price also influence costs and duration.
At the consumer level, there is greater concern about sustainability, efficiency and savings in the construction of facilities, as well as the undeniable real advantages of the digitalization of swimming pools for the user, such as automation and maintenance management.
Treatments to keep it in good condition
There are many treatments that exist to purify swimming pools, but the application of one or another will depend on different factors. Gone is the traditional manual dosing of chlorine, since calculating the necessary amount of chlorine and acid approximately can lead to health problems and, above all, a large number of complications and expenses. In these cases you can choose to install a pump that doses the necessary constant amount, but it will only really be effective combined with other types of treatments.
Copper silver ionization
The water treatment company Hidritec makes an assessment of what the market offers, so we can know that the copper silver ionization, where an adequate production of these three elements performs an anti-algae, disinfectant and flocculant function, which increases the performance of the filters. It does not have an excessive cost and is ideal for small outdoor pools.
Salt chlorination
It consists of having common salt dissolved in the pool and electricity generating the equipment a current of chlorine free of stabilizing agents and chemicals. Its greatest advantage is the suppression of hypochlorite expenditure. But it needs Ph control, necessary in any chlorine-based treatment. The combination of these last two treatments is perfect for private outdoor pools that require exceptional water quality and reduced maintenance.
Ozone
It is the best disinfectant option and eliminates classic chlorine problems. It is a somewhat larger investment but the leap in quality is notable. And combined with copper silver ions it is the best possible alternative to treat a private pool.
Community pools: Expenses and obligations
Having a swimming pool also includes other expenses when we talk about community or residential use, in which case it will be necessary to hire a lifeguard service. There is no state regulation that regulates this matter, each Autonomous Community has its own regulation. But there are certain rules in this regard, and if it is a community of 30 homes or more, it is necessary to hire a lifeguard, otherwise you risk fines of up to 60.000 euros. Also if the water surface is between 200 and 500 square meters there must be at least one lifeguard.
Maintaining, filling and hiring the services of a lifeguard during the summer season can mean an average expense of 4.000 euros per year. But safety comes first, the increase in drownings in recent years has tightened the rules in each Community. Everything for a safe bathroom!
